A split-level extension was designed by a Sydney architect in order to tie the new dwelling and the original house together on the steep hillside block. We were employed to undertake this major renovation and extension to a hillside beachfront home.
The current home is situated low on the block, with steep stair access down from the garage at street level. By removing the existing double garage on street level, we were able to provide space for the new entryway, lift, staircase & 3 bedroom extension including a double garage. An internal lift and a new staircase were incorporated, to link the original home together and provide easy access. In the new dwelling construction, structural steel was laid to support a suspended concrete slab, which helped create a lightweight construction and reduce foundation costs. This also provided the client with good thermal properties for heating and cooler in summer and winter months.
There was a considerable amount of planning and engineering involved, alongside working with the coastal erosion team and local council due to the steepness of the site and sandy foundations. A pool was also designed and built within the erosion zone, creating many environmental challenges in itself. A 250 tonne crane was needed to lift a 6 tonne excavator down the hill in order to drill foundations for the pool, as there was no access from the street or the beach. Large cranes were frequently used throughout the construction phase to lift in and lift out materials and building wastes throughout the project due to limited site access and the weight of materials.
The existing beach house was also completely gutted and renovated, only keeping part of the existing exposed rafter ceiling, which was tied into the new extension with a similar design use of materials. The interiors were in keeping with the existing design of the original home which our client loved. Timber panelling, v groove features and sandstone were reused and incorporated within the extension to marry the old and new together and maintain the coastal beach look our client so loved!
This 18 month project certainly had its challenges which we feel very proud to have accomplished for under a $2.5m renovation and extension.
